Location, Vision, and Craftsmanship in Prairie Village
Some projects succeed because the numbers work. Others succeed because location, experience, and vision align. This Prairie Village investment is a clear example of all three. The market response confirmed the strength with the property receiving three competing offers over asking and going under contract within just a few days.
A long-time North Oak Investment client and experienced investor , Colin Garder with Pryor West Homes, purchased a unique mid-century home on a quiet, private street in Prairie Village—one of the most desirable residential markets in the Kansas City area. Tucked beside a winding stream and thoughtfully positioned on its lot, the home offered a level of privacy and setting that’s increasingly rare in close-in neighborhoods.
With a background in architecture and engineering and years of hands-on renovation experience, Colin immediately saw what others might have missed. Beneath the neglect and structural issues was a home with rare architectural character and untapped potential. He quickly formed a clear vision for how to restore and elevate it.
Though the property was dated and in serious disrepair — the roof was caving in at three separate points — its architectural bones were exceptional. Years of neglect had taken their toll, but the original design intent was still there, waiting to be revived.
Rather than imposing a trend-driven remodel, Colin chose a more intentional approach. He honored the home’s original architectural elements, thoughtfully reinterpreting them while reworking the structure, layout, and curb appeal to meet modern luxury standards. The result is not just a renovation, but a restoration of architectural integrity — a home brought fully into today’s market without losing the essence that made it special in the first place.

Why this project worked
Several factors contributed to this exceptional outcome:

The Story Behind the Numbers
From the moment you step through the entryway, the home feels like a livable work of art — refined yet welcoming, elevated yet deeply connected to its natural surroundings. It’s a space designed not just to be admired, but to be experienced.
That outcome is a direct reflection of Colin’s approach. With a combined background in architecture and engineering, he works as both designer and builder — equal parts visionary and problem-solver. His process blends structural intelligence with creative instinct, pairing hands-on craftsmanship with a deep understanding of how people truly live in their spaces. Rather than chasing trends, he focuses on proportion, quality, and the emotional experience of moving through a home. Every decision is intentional. Every line has purpose.
From the first viewing, he recognized the opportunity. Originally custom-designed in the 1960s and once considered a showpiece, the home still possessed remarkable architecture and surroundings. For Colin, the true value wasn’t just in updates and added square footage, but in how the house rested on its lot, how it interacted with its surroundings, and how it could be expanded and strengthened to bring in into today’s modern lifestyle.
The transformation included a 500-square-foot addition, roof reconstruction, and significant structural and floorplan reworking — all carefully integrated to feel as though they had always belonged. What stands today is not simply a renovated home, but a thoughtfully reimagined one: modernized, expanded, and restored with respect for its original spirit.
“This was a wonderful house in an exceptional location that had simply become dated,” said Bernie Richter, Senior Loan Officer at North Oak Investment. “He didn’t just update it—he elevated it. Not everyone has that design sense or the discipline to execute it this well. When you walk through the home, you can feel the quality. Buyers immediately recognize that this is something special.”
That philosophy is evident in every major architectural move and every carefully considered detail.
For example, his vision for the master bedroom was for it to feel like a comforting cocoon, an escape from the chaos of the world. Handcrafted maple wood starts at the floor, moves up the wall, and curves onto the ceiling so that the bed feels as though it’s being held by it.
In the basement, he embraced the wellness-at-home lifestyle and created an indoor racquetball practice room and a ballet/ yoga room behind glass doors, allowing the views to still be enjoyed even there.
The primary bathroom tile is done in an unexpected way, angling from the floor to the ceiling through the shower from the bathtub. It feels more like art than a finish.
Buyers immediately recognized the difference. The property received three offers and went under contract within just a few days—validating both the location and the execution.
